9 West was a severely challenged office building in a fully saturated marked. The architectural metamorphosis has repositioned, rebreanded and reactivated 9 West Broad Street to a true Class-A office building. The approximately $10 million base building improvement and extensive renovation implemented by the new ownership has enabled the building to gain significant leasing momentum.
Full scale renovations to the two building entrances/lobbies, elevator and floor lobbies, newly designed first floor amenities, and construction of a curb side drop-off /pick-up ramp to improve access have repositioned 9 West Broad Street with best-in-class amenities.
Completed base building improvements include a new drainage and pump system which secure its riverfront location and prevent flooding, installation of a new roof, and upgraded HVAC system, a new building management system, parking garage repairs and elevator upgrades.
This NAIOP award winner's makeover also included the reskinning of the exterior spandrel panels, which had reached the end of their lifespan, all while maintaining the exterior glazing in place, and not interrupting occupancy.
